When a bedroom is not a bedroom “A rose by any other name…..” Well, if you compare the definition of a bedroom to anything that does not fit its intended purpose, that rose might smell more like a pungent daisy. Still fresh, but not fragrant. Realtor.com’s Cathie Ericson confirms that you can't simply place a bed in any room in your house and call it a bedroom. “There are, in fact, a number of legal bedroom requirements—and both homebuyers and sellers had best understand them to avoid misunderstandings related to size and square footage.” This comes heavily into play when listing your home. Trying to sell it as a “4 bedroom/3 bath” when one of the rooms is a mere offshoot of the master and has no window (once referred to in the original builder’s renderings as a “retreat” area) simply doesn’t fly legally. Even if it superficially ups the value of the home, an appraiser will make the call, usually lowering its worth and placing it in the comparables of 3-bedroom homes in the area. Truth be told, what legally makes a bedroom varies from state to state. While a home can go through many incarnations over its life, sellers need to become familiar with what makes a bedroom a legal bedroom prior to listing their home. If they assume too much about a room’s purpose, it has the potential to hold up the sale when a buyer has been secured. Ericson says there are six ways to flesh out whether a room is a legal bedroom: minimum size, minimum horizontal footage, two means of egress (a door and a window), minimum ceiling height, minimum window size, and a heating and cooling element.
